How is EMI calculated?

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r is the monthly interest rate (yearly rate ÷ 12 ÷ 100) and n is the number of months. With a reducing balance, interest is charged only on what you still owe, so each installment pays a little more principal than the one before.

Example: a loan of 100,000 at 10% a year for 5 years has an EMI of about 2,124.70 a month. You repay 127,482 in total, of which 27,482 is interest.

Saudi banks often quote a flat rate instead, which looks lower but costs more. For Saudi personal finance quotes, use the Arabic flat-rate calculator.

Frequently asked questions

What is EMI?
Equated Monthly Installment: the fixed amount you pay every month until the loan is repaid, covering both interest and principal.
How can I reduce my EMI?
Choose a longer term, borrow less, or negotiate a lower interest rate. A longer term lowers the EMI but increases the total interest.
What is the difference between a flat rate and a reducing rate?
A flat rate charges interest on the full loan amount for the whole term. A reducing rate charges interest only on the remaining balance, so the same number means a lower cost.
